I'm Fendy Lee, Senior Chief District Director at Huttons Asia. For close to two decades, I've helped Singaporeans buy, sell, and invest in property. Upgraders often ask me the same thing: "Can we move from our condo to a landed home without getting stuck?"
Sometimes the answer is yes. Sometimes it's "not yet." Either way, you should hear it before you view a single house.
Landed is a big step. It moves slower than a condo sale. The rules are tighter. And the wrong order of steps can cost you real money. So I start with your eligibility, your numbers, and your timeline. Then we look at houses.

A condo has many similar units. You can compare prices per square foot and get a rough answer. Landed doesn't work that way. Each house sits on its own plot. Land size, frontage, road width, and the direction it faces all change the price. Two houses on the same street can sell for very different amounts.
The buyer pool is small, too. Fewer people can buy landed, and fewer still want your exact house. That's why a landed sale often takes longer than a condo sale. Plan for months, not weeks.
Then there's the order problem. Most landed buyers are upgraders. They need to sell their current home to fund the next one. If you buy first and sell late, you could carry two loans. If you sell first and can't find the right house, you may need somewhere to stay in between. Neither choice is wrong. But you should make it on purpose, with the numbers in front of you.
Not everyone can buy a landed house here. The rules come from the Residential Property Act, and the Singapore Land Authority (SLA) runs the approval process. Here's the short version.

For landed homes, the law treats PRs as foreigners. SLA decides each application case by case, and it approves selected applicants who make a significant economic contribution to Singapore. Approval also applies at Sentosa Cove.
ABSD stands for Additional Buyer's Stamp Duty. It's a tax on top of the normal stamp duty, and on a landed purchase it can be a very big number.
Cluster houses depend on the project. If a cluster house sits inside an approved condominium development, PRs and foreigners can buy it without SLA approval. If it doesn't, they need approval like any other landed house. Check the exact project before you fall for one.

If you're selling a condo to buy landed, the two deals have to move together. I map out the timing, the cash, and the loan before you commit to either.

If you're buying, I shortlist houses that fit your budget and your eligibility. If you're selling, I focus on buyers who can actually complete. No crowds of curious visitors.

This is the question I hear most from people who want to upgrade from a condo to landed. It's also where most of the money is won or lost.
If you live in an HDB flat, you can't buy private property until your minimum occupation period is over. That's usually five years. After that, the 6-month selling window above applies if you want to avoid ABSD, and PRs must sell their flat within six months of buying private property. Many people go from HDB to condo first, then to landed. I'll tell you honestly which route fits your numbers.

The usual first step into landed. Plots are narrow, and walls are shared, but the pool of buyers is wide. Corner terraces can sell closer to semi-detached prices.
One shared wall, more frontage and more natural light. Usually more room to rebuild than a terrace.
A standalone house on a bigger plot. More privacy, and a higher price to match.
Strata-titled homes with shared facilities and monthly fees. They're closer to condo living with landed-style space.

Singapore Citizens can. PRs and foreigners must get approval from the SLA first, and it's decided case by case. Sentosa Cove needs approval too. I confirm your position at the start, so you don't spend weeks viewing houses you can't buy.
Yes, if you're eligible and the money works. The catch is usually the order of steps and the loan. Many buyers need the condo sale proceeds to fund the landed purchase. So we plan the sale and the purchase on one timeline.
There's no single answer. It depends on your cash, your loan room, and how flexible your move date is. Buying first gives you choice, but you carry ABSD and possibly two loans until the sale closes, and the 6-month refund deadline doesn't move. Selling first is safer on debt, but you may have to move out sooner than you'd like. We run both routes with your real numbers.
Tenure (freehold or leasehold), plot size, road line and drainage reserves, anything built over the boundary, approval for past extensions, and any conservation or landed housing area rules. These decide what you can rebuild later and what the next buyer will pay. I flag them before you exercise the option, not after.
Land area, frontage, road width, direction, and rebuild potential all count. Recent sales nearby are the best guide, but no two plots are the same. So expect a range, not one number.
Longer than a condo sale. A fair price and good marketing help, but the buyer pool is small. Plan for months, and don't let a fixed deadline push you into a discount.
